21 October – Update.  These units are proving to be very popular.  Around 40% already sold – this is before they have been widely advertised. There are still a couple of the top floor units remaining.  If you are interested in Freehold ownership, bear in mid it is ona  ‘first come, first served’ basis and only 49% of units can be owned this way under Thai law.

These condominiums are located at a popular beach resort in Kai Bae.  They are a collaboration between the owners of the resort and their longstanding British business partner.  This is the initial stage of redeveloping the entire resort to make it into one of Koh Chang’s top beach resorts and holiday home locations.   The condos will be constructed using new eco-friendly materials designed to ensure that homes are kept cook in the tropical sun.  All units, which have a minimum of 58sqm of living space, also feature spacious terraces for those memorable sundowners and barbeques, stylish bathrooms, practical kitchenettes and a choice of classic or contemporary Asian furniture.  All units are sold fully fitted and furnished. Freehold foreign ownership is available on a ‘first come first served basis’  – as under Thai law on 49% of units can be held Freehold in a foreign name.  Other units will be sold leasehold.  Construction is due to begin after the 2011-12 High Season, to avoid disturbing guests at the resort.  Estimated construction time is approximately 6 months.

Other Benefits

To allow owners to fully enjoy the facilities that Koh Chang has to offer, each condominium will be allocated  complimentary membership to the Island Life Leisure and Sea Sports Club. This will provide a 50% discount for the use of  kayaks, speedboats, 60 foot motorboat, fishing boats and excursions. In the event that owners have a surfeit of guests, they can reserve rooms (subject to availability) at the resort at a 50% discount on the rack rate. Other facilities are being planned for the and members will receive the same 50% discount on these.

Payment Plan, Terms and Conditions etc.

(1)  20,000 Baht non refundable reservation fee payable to secure the unit for a period of 14 days.
(2) Initial deposit of 10% of the value of the unit on contract signing, less the reservation fee.
(3) Following a period of 30 calender days a further payment of 30% of the value of the unit is due. Thereafter the payment schedule is:
(4) On completion of the first floor, 10%.
(5) On completion of the second floor, 10%.
(6) On completion of the third floor, 10%.
(7) On completion of the fourth floor, 10%
(8) On completion of construction, 10%.
(9) On transfer of ownership at the government land office, 10%.
(10) Ownership, freehold.
(11) Maintenance fee monthly, ThBt 35/m2.
(12) Sinking fund (one time payment) ThBt 500bt/m2.
(13) Water and electric payable on a metered basis.
