Land For Sale

It isn’t easy to find well located small plots of roadside land for sale.  A lot of the land is still in the hands of locals who prefer to rent the land rather than sell it.  Therefore, this small plot, which is located only a stones throw from half a dozen resorts, including the five star  resorts Amari Emerald Cove and The Dewa, is in an ideal location for a tourist related business.

When we first came to Koh Chang, this stretch of the roadside was deserted except for a small restaurant, which is still there today and forms one of the boundaries to this plot of land.  The main road, the river and a newly completed complex of shop units form the other three land boundaries.  In the past couple of years a couple of dozen shops including private clinic, dentist, tailors, tour agencies etc have sprung up in the area near the land and this development will continue with the stretch of land from the Amari north to Tropicana looking as though it will built up with shops, restaurants and small businesses within the next couple of years.

Therefore, this isn’t a plot of land you’d buy to build a quiet house for yourself.  It’s better suited for business use.

Shoreline (High Tide)

This land has approximately 110 metres of beachfront and a depth of 40-45 metres. The land has a Chanote title deed and can therefore be split and sold to buyers looking for a plot for  a single house.

The south side of the land is bordered by two two luxury private homes built by expats and the northern side by a small stream.  On the opposite side of the stream is a rubber plantation that is owned by one of the most popular luxury resort’s on the island.  Further south are a small housing development with beachfront plots for sale for around 3.2-3.5 million baht for 600sqm

The shoreline hasn’t been cleared yet, so it isn’t easy to show the beach front.

The Beachfront

This land is located on the southwestern beach ‘Ao Kao’ on the island of Koh Mak, which was named by The Sunday Times newspaper in Oct 2006 as being one of ‘The World’s Top 20 Secret Beaches’.

The beach and the views here are as good or better than anywhere on the west coast of Koh Chang but the price per Rai is around a third of the price of any similar beachfront land on Koh Chang.

The land runs from the road at the rear and slopes gently down to the shoreline.  Dimensions are approx 50 metres wide & 320 metres deep. There are no large developments nearby.  Adjacent to the land is one brand new boutique resort with a dozen bungalows which sell for 3,000 – 4,000 baht/night.

Koh Mak is currently served from the mainland and Koh Chang by several speedboat and slow boat services during the tourist season.  Every year more boat services are being added, from May 2009 a new high speed catamaran service will run from the mainland via Koh Chang to Koh Mak.
