This secluded resort is often described by guests as a hidden gem, located in the SW corner of Koh Chang it is far away from modern development and noise, only 6 minutes walk to the fishing village of Bang Bao.

Set on 5 rai (8,000 sqm) of land, of which only 3 rai is currently being used. It has a large coastal frontage and a private cove listed as one of the best snorkel sites on the island.

All bungalows have a sea view, most set on the cliff tops with some on ground level close to the beach and with a view of Bang Bao. The resort faces south allowing the perfect setting for some of the most spectacular views of both sunrise and sunset.

It is a picturesque and idyllic location. No noise or sights other than that nature intended us to see.

Bang Bao village is the gateway to other islands, boat trips and diving or snorkeling trips.

The resort consists of 25 traditional style bungalows (official documentation allowing 15 further bungalows), a large restaurant / bar set in a private cove, large kitchen, 3 toilet & shower blocks, private 2 storey house for the owner, massage room and a private pier allowing boat trips and transfer to the village.

The current focus is on “just relax”  “no parties & no loud music” as the resort is secluded and surrounded only by nature. The current target group is backpackers and budget travelers, but the location would easily be suited as a higher priced resort. There is a large scope of opportunities and potential for a new owner including increased internet activity, targeting specific groups such as meditation, yoga or schools

This year has seen a 50% + increase in occupancy and turnover.

The business will continue to develop through increasing numbers of return customers, top rating on key websites and high customer satisfaction.

The running costs are low, current rent is 10,000 baht per month rising to 20,000 baht in November. The lease is officially registered and runs until October 31^st 2019.

However the landowner will offer the buyer a 30 year lease registered at the Land Office to make it legally binding.

The sale includes all buildings and features, kitchen & restaurant equipment, adsl connection, satellite (UBC) connection, own website and listing on key booking websites.

The resort is well maintained and will be fit for business immediately on takeover.

The owners can remain for a transition period after takeover.

Also the owner will offer their Thai Registered Company which is required for foreign owners. This is a great advantage to any 1^st time investors, saving considerable time and money.

The current owners of this small resort only took it over in August 2009, since then they renovated the exiting bar, restaurant and four ensuite fan bungalows and also built a very spacious house that contains two large, adjoining airconditioned bungalows.  (Other buildings include a garage/storeroom and staff accommodation.) Due to unforeseen circumstances they now have to return to Europe as soon as possible.  Therefore the resort is for sale and a new owner could take it over immediately.

It is located on just over 2 Rai (3,200sqm)  of land in the centre of Klong Prao village.   There is plenty of room to expand and add more bungalows, a pool etc.  It is a stones throw from the main road with plenty of  shops, bars and restaurants in the vicinity.   At night,  elephants from one of the local elephant camps are left to graze behind the resort, which provides a unique attraction for guests and visitors to the bar and restaurant.

The bar often hosts parties which are popular with expats, long stay visitors in the area and also tourists.  The restaurant serves Thai and European food

The owners are just looking to recoup their expenses they incurred in taking over the property and paying for the extensive renovations and building work.   Therefore, this resort is for sale at a bargain price. All licenses for running the resort and selling alcohol and tobacco have been obtained already.

The land is leased from a local family on a 9  year contract which can be renewed.  The land rent is extremely reasonable – only 50,000 Baht/year and this has been paid until August 2012.
