This lively restaurant with budget bungalows and frontage onto the main road in Lonely Beach, Koh Chang is available for sale.  Lonely Beach is popular with backpackers and an increasing number of couples and families.  This business is ideally located in the centre of the main roadside strip with plenty of small shops, restaurants and bars in the area.   The beach is only a few minutes walk away.

The resort and restaurant will be sold with all current fixtures, fittings and equipment included. The resort is in excellent condition, no major renovations or repairs are required to any of the buildings.

There are 6 spacious fan bungalows, all ensuite, 3 with cold water and 3 with hot water. All bungalows have a verandah. The bungalows are currently let for 400 – 500 baht/night or on a monthly basis. There is room available for a further 4 bungalows to be built and permission and plans are already in place. The bungalows are surrounded by a landscaped tropical garden and a large natural rock formation.

Other buildings include 3 staff rooms, 2 toilets and kitchen. The bar/restaurant has an American pool table and seating for 30 customers. The restaurant has a fully equipped kitchen, and 2 toilets.   The staff quarters also include a laundry area and storage space below the rooms.

The bar often hosts parties which are popular with expats, long stay visitors in the area and also tourists. The restaurant is open all day and serves a range of English/European food, cold drinks, bar snacks and light meals.

The bar/bungalows are for sale at a bargain price.  The land is leased on a 15 year contract which can be renewed for another 15 years. The land rent is extremely reasonable – only 66,000 Baht/year and this has been paid until 2011.

The owner has had to relocate elsewhere in Thailand and so has put the resort on the market. Therefore the new owner could take it over immediately.

The Thai artist/owner of this uniquely designed coffeeshop & restaurant has spent the past couple of years getting it established it and getting to to where it is now – probably the hippest, funkiest cafe on Lonely Beach.

It is located in the centre of the bar and restaurant area and occupies approx 400sqm of land with a large garden area outside that could be used for additional seating or expansion in the future.

Opening hours are from 9am until around 11pm and there is a permit in place for one late party every week.  During the day the restaurant sells a range of coffees, cold drinks, snacks and light meals.   All are original recipes or common menu items which have been given a unique twist by the owner.  There is also free Wifi for customers.

In the evening virtual art shows or movies are shown via LCD projector.  The owner likes to showcase work by other Thai and international artists but unlike a regular gallery, all that is required are digital photos of the artworks for this ‘virtual gallery’.  A DJ station is also set up and all equipment – sound system, mixing desk, turntables, amplifiers, speakers etc is included in the sale.   A wide range of MP3  music can also be included which is all categorised and playlisted to suit different atmospheres, time of day, clientele etc.

The cafe sells coffee from one of the projects, sponsored by the Thai Queen,  in the north of Thailand.  This 100% Arabica is used in the cafe and is also sold locally to other restaurants and cafes.  The owner now has an agreement in place to be the exclusive distributor of this coffee on Koh Chang and will also soon begin to roast his own coffee using a commercial roaster.  The new owner could therefore earn additional income from supplying hotels or larger restaurants on the island with this good value coffee that is sold Wholesale for only 350 baht/kilo.

Owner accommodation is also included.  No photos are shown as this is currently being renovated and rebuilt.

Everything is in place to make this a centre for lovers of modern art on Koh Chang.  All decor, artwork, menu items, architecture, art installations etc have been made by the current owner who would like to sell to someone who can continue what he has started.

The right owner who can combine the skills needed to run a  small restaurant with a passion for art would have a ready made viable business.   The two full-time staff, both Cambodian, have been fully trained to prepare all menu items and would probably stay on for a new owner if required.
