The hard work has already been done by the current owner who leased a 1 Rai plot of land with main road frontage on which to build this cosy, restaurant and cocktail bar.  Unfortunately, for family reasons the owner may have to return to Europe after spending several years living on Koh Chang.  His new business is therefore up for sale.

The property is quite simple and provides guests with a laid back place to relax in the evening.  It is open from mid afternoon onwards until late.  Whilst there are plenty of small restaurants selling cheap beer and Thai food in the area this is the only one serving cocktails and European snacks such as baguette, jaffles etc.  Therefore, the amount of repeat business is very high.

The business only opened properly in early 2010, as the owners spent several months designing and building it themselves. The owners estimate that High Season  income of 150,000 Baht/month is easily possible with an expanded menu or additional advertising.   A website in English and German is already online.

The main monthly expenses are  Water: 300 baht; Electricity 1,200 Baht; ADSL Internet: 1,000 Baht.  No additional staff are required.  Although if you wanted to open for breakfast / lunch then you’d need to hire at least one staff member.

A Thai company Ltd has been set up and this provides two Work Permits for the foreign owners.  Having a WP allows you to get a renewable 1 year visa and work legally in Thailand.

The land has a Chanote title and there are just over 14 years remaining on the lease.  Annual rent is 100,000 Baht.  Over 1000sqm of the land is unused and this could either be sublet or developed by adding bungalows.  There are several small bungalow resorts close by.

This internet cafe and coffeeshop is located in the centre of Klong Prao village on the main road close to several resorts.  It comprises a coffeeshop with seating for around 20 patrons and large wall mounted LCD TV for showing sports, movies, cable TV etc.  Plus an air-conditioned internet cafe with seven terminals, each with an LCD screen.

There is also an air-conditioned bedroom and two bathrooms – one private and one for customers.

This is a turnkey business, all fixtures and fittings are included in the sale and the owner will provide some training to the buyer in how to run the internet system etc.  The owners, a young Thai couple from Trat, set up the business a few years ago but now have to return to the mainland to work.

Average income in the high season is around 50 – 60,000 Baht/month.  But this could be increased by advertising or selling additional items such as food, trips, tours etc.  It wont make you rich but will allow you to live on the island and give you a small business to run without breaking the bank.
