If you are looking for a simple, but tastefully designed home in a peaceful area yet within easy reach of the west coast beaches and for a very reasonable price then this might be for you.

This two bedroom house has a footprint of 8m x 14m.  It has been designed and built to remove the need for air conditioning.  It was constructed in late 2009  under the supervision of an expat builder and architect.

At ground level there are a couple of storage rooms, one of which is used as a laundry room, and covered parking.  Stairs then lead up to the large covered deck area which is the kitchen / dining room / living area.  This is approx 56Sqm in size.  Two ensuite bedrooms open onto the  deck.

The house has been designed for outdoor living.  A tiered roof allows hot air to escape and the upper walls are well ventilated to allow a free flow of air through the house.  Mosquito screens are in place to prevent any bugs from entering. Mature bamboo and trees surround the house and provide shade throughout the day.  A cooling breeze also blows off the river.  From the deck there is a view along the length of the river to the west.  You will often see elephants being taken to swim in the river with tourists.

A dozen or so expats also have homes in the same area and these are all on large plots of land, which provide privacy and space for residents.  This house is on a plot almost 1 Rai ( 1,600Sqm )  in size, most of the land hasn’t been used and is covered in bamboo and other tropical trees.  So there is plenty of space to build another home or make a very large garden area.

The house is very well maintained & looked after by the Dutch owners who use it as a holiday home and no immediate repairs or maintenance is required.

Water is 4,000 Baht/year and electricity is metered.  At present there is no phone line or cable TV but these could be installed if required.

The house is owned on a 30 year lease from the landlord, a Bangkok based lawyer.  This is the same contact as all other homes in the area.   Land rent has been paid up until September 2019.  For 2019 – 2029 the land rent is just 100,000 Baht / year.  From 2029 – 2039 it is negotiable

For 2019 – 2029 the land rent is 700.000 Baht, this will be payable when buying the house.  ( If you prefer to wait until 2019 to pay, then that is no problem and the amount can be negotiated with the landlord later – but will be higher than 700,000 Baht for 10 years – which is very cheap for a plot this size on Koh Chang. )
