This 6 bungalow budget resort caters for visitors who are looking for a friendly, peaceful place to stay on the island where they are made to feel like one of the family by the English/Thai owners.  The resort has been in it;s current location for 2 years, prior to that it was located a few hundred metres.  The owners have been on Koh Chang for around 9 years and, as they take care of all the daily work themselves would now like to take a break and move onto a new business which requires less of their time.  Although the resort only has six, spacious, fan bungalows, the 2 Rai ( 3,200sqm) of land requires a lot of upkeep.  A large area has been devoted to a fruit and vegetable garden with a huge variety of crops – everything from pineapples, mangoes and limes to various varieties of chili, lemongrass, galangal, corn and pretty much any Thai herb you care to mention.

The owners run the resort as a hobby/business that allows them to live happily on the island. The bungalows, which rent for around 600 – 700 Baht/night, are virtually fully occupied from November – May and, as there are only 6 bungalows, many potential guests are turned away.  Although there is plenty of space to build more bungalows, the owners prefer to keep the business small and manageable, without the need to employ more than one member of staff to help out at busy times.

The bungalows are well build and functional each with a double bed, hot shower, fan and very large balcony.  The surrounding jungle and rubber plantation provide shade and keep the bungalows cool even in the summer months.  There is a small restaurant area where breakfast is served and the resort is well known on the island for it’s English Sunday lunches that the owner prepares for expats and visitors. Free wifi is available for guests and cable TV is connected in the restaurant area

The owner has a rental contract for 12 years with an option to renew for an additional 9 years.  This was drawn up by  lawyer and agreed by the landlord who is a member of a local family who live nearby.  Current annual land rent for the 2 Rai (3,200sqm) land is 110,000 Baht – which is extremely good value for Koh Chang. The monthly electricity bill is around 2,000 Baht.  Water is from a nearby private well and there are storage tanks on site.

A nice small business that, given the security of the long, inexpensive lease, could easily be built up into something larger and more profitable or be kept small scale for someone who just wanted to enjoy running a business in a quiet, well situated location.
