It isn’t easy to find well located small plots of roadside land for sale. Very rare in fact. This is the only small plot with a Chanote title in a good west coast location, by the main road that I have seen for sale in the past couple of years.
A lot of the land is still in the hands of locals who prefer to rent the land rather than sell it. Therefore, this small plot, which is located only a stones throw from half a dozen resorts, including the five star resorts Amari Emerald Cove and The Dewa, is in an ideal location for a tourist related business.
When we first came to Koh Chang, this stretch of the roadside was deserted except for a small restaurant, which is still there today and forms one of the boundaries to this plot of land. The main road, the river and a newly completed complex of shop units form the other three land boundaries. In the past couple of years a couple of dozen shops including private clinic, dentist, tailors, tour agencies etc have sprung up in the area near the land and this development will continue with the stretch of land from the Amari north to Tropicana looking as though it will built up with shops, restaurants and small businesses within the next couple of years.
Therefore, this is a great spot for a small business or for a house in a central location on the island.
The seller is also willing to enter into a long lease arrangement 30 + 30 years to enable a foreigner to legally possess the land securely, long term, in their own name.
