The owner of this popular roadside restaurant rented the business to family friend in 2012. Unfortunately this didn’t go to plan and the business which he had built up from scratch was not well managed. The owner has now taken possession of the restaurant but rather than face building up trade and goodwill again she has decided to sell and move to a quieter area of the island. This is a turnkey business which is open 7 days a week, 365 days a year. All restaurant equipment and most of the fixtures and fittings are included as are the ten staff who have indicated they are happy to stay on for a new owner.
The menu is competitively priced with other similar restaurants in the area and sells the usual mix of Thai, western and seafood dishes. There is outdoor seating by the roadside and covered indoor seating. Inside is a pool table and bar area. Other rooms include the large kitchen, pizza corner , guest toilet and a partitioned room that is currently used for staff to take a break.
As well as having a long frontage onto the busiest stretch of road on Koh Chang, the restaurant is also close to the entrance to Koh Chang’s only nightclub and as such does a good late night trade which could easily be built up. There is also a small outdoor bar area which can stay open after the main restaurant has closed.
Monthly rent is 31,000 Baht. When running to it’s full potential the restaurant employed as many as 14 staff during High Season and 8 in Low Season. The restaurant can seat over 50 diners.
All businesses in the shopping plaza rent from the owner of a nearby resort and so all have the same rental contracts which are guaranteed for the next 3 years. As a guide to the price, a nearby restaurant with similar main road frontage & menu, but with better decor, recently sold for around 4.5 Million Baht. The owner is looking for a quick sale so she has priced her business accordingly. As the owner wasn’t in charge of running the restaurant for the past year, there are no accounts available.
